The Residential Tenancies Act states that the lessor shall ensure that the Rental property at the commencement of the tenancy is clean and fit to live in. Unless otherwise stated in the Lease Agreement, as a rule the

- Lessor is responsible for General Pest Treatments.

TERMITES

Termites should be a major worry to home owners; according to State Forestry Research they infest 1 in every 4 homes, and cause structural damage that is costly to repair. Add to this that general home insurance does not cover damage.

Often referred to as white ants, termites are insects that consume wood and wood based products containing cellulose.

The key to avoiding costly repair and treatment bills is to have your property inspected regularly by an accredited technician to detect problems early.

ANTS

Australia has an abundance of ants, in fact there are about 3000 different species recorded. And some of these have significant pest status.

They can create unsightly mess around skirtings, bathrooms and on bench tops, as well as causing structural damage to garden beds and undermining of paving. Separate are White Ants (termites), termite management in Australia is crucial to avoid costly damage and disease. One of the more common species we deal with are the White footed house ant which prefers a sweet tasting food and can do damage to appliances by and short circuiting. Ants can carry disease and are frequently found in the same areas as cockroaches.

COCKROACHES

Cockroaches are often associated with a poor housekeeping regime. While this can be the case, often cockroaches are introduced to houses and kitchens by being carried as live individuals or egg casings attached to food, packaging and the likes.

There are over 400 species of cockroaches found in Australia. And they carry many health risks. These risks are associated with their preferred harbourages that have a preferred humidity, temperature and food source. It is these areas that bring them into contact and also allow them to spread disease organisms such as Salmonella and organisms associated with, Dysentery, Typhoid, Hepatitis and Tuberculosis. Cockroach infestations are normally accompanied by a foul odour caused by their body secretions. They also are a contributor to asthma attacks, due to the dust from the moulted skins and droppings.

When a cockroach infestation is recognised a professional treatment will be needed as they can breed rapidly and soon infest other areas. SPIDER

Spiders would be one of the scariest creatures to live in and around our homes or businesses. They incite more fear than favor and even provoke a phobia.

 

While most spiders pose little or no danger, Australia is home to some the most venomous spiders in the world. They are the most widely distributed venomous creatures in Australia, with an estimated 10’000 species inhabiting a variety of ecosystems. But even though spiders live around us bites are infrequent.

Unsightly webs around light fittings, eaves and outdoor areas are more the reason people’s attention are drawn to them. Spiders are capable of producing silk which is elastic sticky and strong, it is used for webs to catch prey and construct their egg casings.  The size and shape of these webs vary from species to species.

Redback Spiders along with its close cousin the Brown Widow Spider are found throughout Australia,  and in many habitats including urban areas. They often hide in hot dry, sheltered places such as garden sheds, mailboxes and children’s swing sets. Immediate medical attention should be sought if bitten.

RODENT 

There are about 60 species of native rodents in Australia. Most do not invade urban areas but some can be of economic significance in agriculture. There are also three introduced species of rodents that are of concern in urban areas, and they are a major pest in all areas of Australia.

These rodents are disease carriers and have been directly responsible for millions of deaths throughout history.

- The Roof Rat is an excellent climber and can be found in upper parts of structures, and can nest in ground areas if necessary.  Apart from the risk of disease transmission and food contamination, the roof rat is well known for causing damage to wiring because of its need to constantly gnaw to keep its fast growing incisor teeth down. 

- The house Mouse often mistakenly called a field mouse, has adapted very well to live amongst humans and they depend on us for at least part of their shelter and food. They contaminate our environment with their droppings and urine.

The Neat freaks adopt a 4 stage  integrated pest management approach to rodent control.

MOSQUITOES

There over 2500 different species worldwide and about 300 in Australia, only a small number of these are vectors of disease yet they are the most common.

The Neat Freaks Mosquito Management and Treatment Program has been designed specifically for residential housing, by our very own Vector Control Specialist.  We inspect to identify any potential breeding areas at your home and provide recommendations for eliminating these risks. External harbourages where mosquitoes are likely to rest, are identified and treated with Health Department approved control agents. The products we use have no odour and are safe to use where pets and animals reside.

FLEAS

Fleas in the home can be annoying and irritating to both humans and pets. They are small parasites found on the coats and skin of mammals (pets and humans). They are blood feeders and require a blood meal to be able to reproduce.

The most common are the cat flea and dog flea, often mistakenly called a ground flea.  In fact the small dark fleas found on the ground are unfed fleas; after they take a blood meal they lighten in colour and become larger.

In warmer climates the reproductive cycle can be as short as 14 days. One female flea is capable of laying up to 500 eggs over its life span of around 30 days,  so for every flea found on your pet their maybe hundreds more in the surrounding areas that the pet frequents.

That becomes a lot of fleas.

The Neat Freaks technicians take a very methodical approach to flea treatments, and conduct a second treatment, 14 days after the initial.  It does require some housekeeping duties from the residents at the initial treatment to achieve total control and eliminate an infestation.
